Newly built garden-style community names Lease Ups as marketing partner to reach South Austin renters
AUSTIN, TX – SOFI at 6311, a newly built 258-unit Class A garden-style apartment community in South Austin, has opened leasing and named Lease Ups as its marketing partner. Located at 6311 S 1st Street in the 78745 zip code, the community sits south of the Colorado River and west of Interstate 35, on the same side of Austin as Austin-Bergstrom International Airport.
While rents across the broader Austin metro have softened year over year, the 78745 submarket has held near full, above 94 percent occupancy as of October 2025, according to RealPage. That gap is driven less by price than by access. South of the river and west of the interstate, SOFI at 6311 sits apart from the chokepoints that shape daily life north of downtown.
Austin is split by the Colorado River, has no loop highway, and leans heavily on a single interstate, so distance on a map says little about travel time. SOFI at 6311’s location answers that directly. Austin-Bergstrom International Airport sits on the south side of the river, the same side as the community, putting it within a short, toll-free drive that skips the downtown crossing. Downtown is roughly 12 minutes away outside of peak traffic. And where many of Austin’s northern suburbs depend on one or two congested corridors, residents here can reach the rest of the city by South 1st Street, South Congress, South Lamar, Ben White Boulevard, or I-35. The timing adds to the case. The largest rebuild in I-35’s history is underway through downtown Austin, a project expected to run for roughly a decade. For renters living north of the river, that work sits between them and the airport for years. SOFI at 6311 is south and west of it.
